Kartik Aaryan is known for his boy-next-door charm on screen, and it turns out his real house has a similar down-to-earth vibe. Before he moved into a bigger rented place in Juhu, the actor lived in a compact but stylish flat in Versova, Mumbai. What makes this home interesting is not its size, but its story. It is the same flat he once shared with friends when he was a struggling actor new to the city, and he later bought it for himself.

The Address And What It Cost

The Versova apartment sits on the fifth floor of the Rajkiran Co-Op Housing Society on Yari Road. According to reports, it is a one-bedroom home with a carpet area of 459 square feet and a total area of 551 square feet – which is very modest by Bollywood standards. Reports say Kartik paid around Rs 1.60 crore for the place and shelled out another Rs 9.60 lakh in stamp duty to get it registered in his name.

Interestingly, the property papers list both Kartik and his mother, Mala Tiwari, as owners, with their registered address showing Gwalior, the family’s hometown. According to reports, this is actually the same flat Kartik and a group of friends had rented years earlier when he first arrived in Mumbai chasing an acting career. Kartik has often spoken about his real dream home – which is a a sea-facing property in Bandra Bandstand, the same stretch where stars like Shah Rukh Khan, Salman Khan, and Farhan Akhtar live. The Versova flat, then, was more of a stepping stone than the final destination.

What The Interiors Look Like

Despite the small footprint, the home does not feel plain. The living room and other common areas are done up with soft, warm lighting, and the overall look combines clean hardwood furniture with light-toned walls. Wooden furnishings add some warmth against the otherwise crisp, minimal styling.

The bedroom follows an all-white theme with deep blue accents running along the walls, plus a wall-mounted closet that doubles up as a neat backdrop. It is easy to see why – this corner of the house often shows up in his Instagram photos and videos, with the flooring and lighting giving it a polished, camera-ready feel. Step through the front door and the white lighting is the first thing that hits you – it gives the entryway a bright, welcoming feel.

Since his parents and sister still primarily live in Gwalior, this flat worked more like a bachelor pad for Kartik during his early years of stardom in Mumbai.

Kartik has since moved on from the Versova flat. He now rents a much larger property from actor Shahid Kapoor – a 3,681 square foot apartment at Praneta Apartments on Juhu Tara Road, leased for 36 months, with the agreement registered in January 2023. That home comes with a lot more space, including a basement and dedicated parking within the society.
